Adelaide became the fifth Australian capital city to record a median house value above $1 million in April 2025 — a threshold that once seemed unthinkable for Australia’s most affordable major market.

How It Happened

Adelaide’s ascent has been driven by three converging forces:

  1. Population growth: South Australia’s net overseas migration reached record levels in 2024–25, placing sustained pressure on a housing stock that has chronically underbuilt relative to demand.
  2. Interstate migration: Buyers priced out of Sydney and Melbourne — particularly retirees and remote workers — have relocated in growing numbers.
  3. Supply constraints: Adelaide’s topography and planning constraints limit urban sprawl, concentrating demand on existing stock in established suburbs.

The Breadth of Growth

216 suburbs across metropolitan Adelaide recorded median prices above $1 million in the December 2025 quarter — up from a handful five years earlier. Growth has not been confined to prestige postcodes. Middle-ring suburbs in the inner south and eastern foothills have seen the strongest appreciation.

Rental Market

Adelaide’s rental vacancy rate sat below 1% for most of 2025 — among the tightest of any Australian capital.

Outlook

With the cash rate at 3.60% by August 2025 and affordability still more attractive than Sydney and Melbourne, analysts forecast continued above-average growth in Adelaide through late 2025 and into 2026.
