Brisbane’s median home price reached $1.07 million in March 2026 according to PropTrack — a historic milestone confirming the city’s structural shift from an affordable alternative to a genuine peer of Australia’s major capitals.

The Numbers

PropTrack’s March 2026 Home Price Index recorded:

  • Brisbane median home price: $1.07M (+0.7% for the month, +17.7% annually)
  • Cotality median house value: $1.21M (+1.7% for the month, +18.5% annually)
  • Gold Coast: +10.2% annually
  • Sunshine Coast: +9.4% annually

Migration and the Olympics Pipeline

The ABS estimates Queensland’s annual population growth at approximately 115,000, with around 70% from interstate migration. The 2032 Brisbane Olympics infrastructure pipeline — Cross River Rail extensions, Inner City Bypass upgrades, Athletes Village at Northshore Hamilton — continues to function as a structural demand anchor underpinning above-average growth through the decade.

Rental Market Under Pressure

Brisbane’s rental vacancy rate has fallen to approximately 0.9% — effectively full occupancy. Median weekly rents for a three-bedroom house in the inner ring have risen to approximately $720/week. Gross yields of 4.0–4.8% on houses and 5.2–5.8% on apartments remain among the most attractive of any major capital.

Emerging Value Corridors

Ipswich, Redcliffe Peninsula, and Logan continue to attract investors seeking the strongest combination of affordability and yield. Median prices in these corridors range from $550,000–$680,000.

A Note of Caution

The RBA’s back-to-back rate hikes in February and March 2026 have introduced some cooling at the margin. Brisbane’s growth rate, while exceptional, is expected to moderate from its 2025 peak. CBRE and JLL consensus forecasts project 8–10% annual growth for houses and 6–9% for apartments through 2026.
