What’s Included in Premium
Sales History and Comparable Transactions
Every property’s full transaction history, going back as far as records exist in the state land registries. Filter by date range, transaction type (arm’s length, related party, mortgagee), and price range. The comparable sales tool lets you select a subject property and automatically surface the most relevant recent sales by proximity, land size, zoning, and building attributes.
Rental Yield Estimates
Estimated gross and net rental yields for residential and commercial properties, calculated from current asking rents in the local market, comparable lease transactions, and property attributes. Updated monthly.
Demographic and Socioeconomic Profiles
Census-derived demographic data at the SA1 and SA2 level, visualised as overlay maps and property-level summaries:
- Age distribution
- Household income bands
- Tenure type (owned outright, mortgaged, rented)
- Dwelling type mix
- Population growth trends (2016–2021 comparison)
Infrastructure and Services Proximity
Distance and travel time to key infrastructure and amenity:
- Public transport (train, tram, bus)
- Schools (primary, secondary, private/public)
- Hospitals and medical centres
- Retail centres and supermarkets
- Employment zones
Contamination and Environmental Site History
Access to EPA contamination records, former industrial land use classifications, and environmental audit summaries where publicly available. Critical for commercial acquisitions and redevelopment feasibility.
