Finding the right development site is one of the most time-intensive parts of any project. Developers typically spend weeks manually checking zoning, lot size, road frontage, planning constraints, and ownership details β one site at a time. Mapviewβs new Site Analysis tools change that by bringing all of those data points into a single filterable, map-based interface.
The Development Opportunity Finder
The core of the new toolset is the Development Opportunity Finder β a search interface that lets you define your acquisition criteria and surface matching sites across any area in Australia.
Set filters for:
- Zoning β residential, commercial, industrial, mixed-use, or custom zone codes
- Lot size β minimum and maximum area in square metres
- Road frontage β minimum street frontage width
- Planning overlays β include or exclude sites with heritage, flood, bushfire, or environmental overlays
- Permit history β sites with recent planning approvals, or sites with no permit activity (underdeveloped)
- Ownership type β individual, company, trust, or government-owned
- Title age β last transfer date range (to identify long-held properties likely to be sold)
Results are displayed as pins on the map. Click any pin to open a full site summary with all the underlying data.
Site Comparison
Once youβve shortlisted candidate sites, the Site Comparison tool lets you view up to 6 properties side by side:
- Zone and overlay summary
- Lot dimensions and area
- Current and potential density (based on zone provisions)
- Planning permit history
- Title details and ownership
- Estimated site value (where available)
Export the comparison as a PDF or CSV for internal review or stakeholder presentations.
Feasibility Overlay
For residential development sites, toggle the Feasibility Overlay to see a heat map of development viability across a target suburb or precinct. The overlay is calculated from:
- Current zoning and density provisions
- Estimated land and construction costs
- Comparable sales from the past 24 months
- Current lending rate inputs (adjustable by the user)
This gives a visual read on where the numbers are most likely to stack up β useful for prioritising which sites to investigate further.
Who This Is For
The Site Analysis tools are designed for:
- Residential and commercial developers identifying acquisition targets in bulk
- Development managers at volume builders screening site pipelines
- Property advisors preparing feasibility studies for landowner clients
- Investment funds conducting geographic analysis of development exposure
Getting Started
Site Analysis tools are available on the Business plan. If youβre on Professional, you can access individual site analysis on any property; the bulk search and comparison tools require Business.
