The Numbers

Preston’s median house price sits at approximately $1.18–1.23M as of early 2026 — a meaningful discount to Fitzroy ($1.8M+), Northcote ($1.6M+), and Collingwood ($1.7M+), despite being just 8km from the CBD with tram, train, and dedicated cycling infrastructure.

Thornbury, Preston’s southern neighbour, has appreciated more strongly and now sits at approximately $1.45–1.56M median — still below Northcote, but no longer the value play it was in prior years.

Why Preston Now

  • Rental yields: 3.2–3.6% gross — above inner-east equivalents of 2.4–2.8%
  • Vacancy rate: sub-1.5%, among the tightest in metropolitan Melbourne
